A common question asked in the website building industry is: What is SEO? Well, SEO, which stands for Search Engine Optimization, is the art (and really the science) of publishing and marketing web-based content in a way that brings significant profitability and targeted traffic to your website. Think of SEO as a method of optimizing how you set up the title, description, and keywords on your site. SEO is vital not only because it brings a great deal of visitors to your website, but also because it helps to boost your return on investment if harnessed correctly. It is an inexpensive way to help your website get more page views by creating Web pages that rank highly in search engine results. The bottom line is that investing in SEO, whether through time or money, can have an extraordinary rate of return.

In addition to making content available on search engines, SEO can also help boost rankings so that content that has been found will be placed where searchers will more readily see it. The average person is not willing to dig deeply for the information they seek, so your site needs to be as high up on the search engine list as possible. What is critical to the whole process of SEO is keyword research. Another important and frequently ignored idea in SEO is building a site that deserves top rankings on a search engine. Good search engine optimizing combines design, user friendliness, and content. While SEO is not too difficult a science, experts apply meticulous logic in order to reverse-engineer the so-called “black box” otherwise known as the search engines’ algorithms in order to identify, quantify, and qualify the hundreds of factors that play a part in search engine ranking. Patience, along with a great deal of skill and knowledge are virtues that should be used when creating optimal SEO.

In your quest to answer the question: What is SEO? be wary (and cautious) of search engine optimizers that claim to guarantee rankings, claim a “special relationship” with Google or any other top search engines, or advertise that they have a “priority submit” association with Google. SEO practitioners can legitimately help themselves by making sure that their websites are more relevant by making the pertinent information clear and easy to access. So often, optimizers merely use spamming techniques to artificially inflate the perceived relevancy of their inferior sites. However, throughout their continued evolution, the major search engines have become well aware of that technique. If done well, SEO is a part of each and every online marketing act, resulting in the improved visibility of the site. In the end, the art of SEO should make a site worthy of a higher ranking, and not simply push it beyond what it’s worth. Basic SEO techniques will get your site to where it belongs in the search engine rankings, but aggressive SEO can place you much higher in the rankings than your site would ordinarily be from using simple so-so techniques.

If you provide SEO services, there are several red flags that should make you want to keep your distance from a potential job.

The goal of an SEO campaign is to achieve high rankings for keywords that will expose the site to its target market and help create new business. However, some web sites are easier for an SEO to work with than others. I’ve listed some scenarios that may have you scratching your head as how to best proceed. If you’ve ever had a client fall into these categories, you know how fast it can bring an SEO campaign to a halt.

1. You’re Stuck With Search Engine-Unfriendly Content

Imagine this scenario: The client is attempting to reach top position on the search engines for a term that is being competed for by sites with loads of free information, fresh industry news, a blog, and other content appealing to search engines. Your client’s site, however, is a stale site designed in Flash with very little content, and the home page is the only page indexed by search engines. Sure, you could attempt to offset the lack of content with an intensive link campaign, but the odds are against you, especially if you decide to use black hat SEO methods.

2. Restrictive Web Publishing or Content Management Systems

Some CMS options are tough on search engine marketers because they are outdated or do not provide enough access to the raw web page code. They can also bloat the page size with poor coding practices and excess scripts. Many people also choose a hosting plan that offers only a simple online site editor. Sometimes very few of the important areas like page titles, H1 tags or the internal linking structure can be modified. Can you convince the client to convert to a new system or hosting provider? If so, great. But if not, you may be stuck putting in additional hours installing SEO patches for the software or hassling the hosting company for better access.

3. The Client is in a Volatile Industry

Stock brokers, real estate agents, work-from-home schemes, or infomercial “gurus” don’t always make great long-term clients. Use your judgment when approached by a prospective client and ask yourself some questions:

- Are they trying to succeed in an unstable market? (IE. home loans in October of 2008)

- What kind of presence does this company have in their industry?

- Are there any BBB complaints or has bad press been written about them?

- Do they hide contact information on the web site and in their Whois registration?

- Can I realistically see them as my client a year from now? Two years?

If you’re like me, you take that gut feeling into consideration when making decisions in life. The same can apply for business - if something “just doesn’t feel right” about someone or their company, then it probably isn’t.

4. The Client is Just Not With The Times

The Web has become a very interactive place. In many industries, a web site’s search engine ranking will suffer if the company is slow to keep pace with current trends and technologies. As a musician, streaming online audio and an interactive and creative web presence is essential. Someone in real estate needs to offer tools such as a mortgage calculator, buyer’s guide, or market reports for their visitors.

In each industry, there is a benchmark set for online resources. If a potential client is years behind that kind of thinking, chances are they won’t do much business even if you do manage to get them ranking high on the search engines.

5. Too Many Cooks In The Kitchen

This one is a real pet peeve of mine. If a company has invested thousands of dollars in outsourcing SEO, let the SEO firm do their job unfettered. It can cost the client additional fees if others have access to the web server and unknowingly overwrite optimized content. If your client has a number of people with direct access to web files, have them schedule a meeting to get everyone on the same page and let them know about the SEO process.

If a separate company or individual is handling the design and development of the content first, have an SEO consultant on board during that time to advise on search engine-friendly content creation. In many cases a client will not know that the web designers may not be following the best SEO practices.

Make sure there is a clear and legally-binding separation in the SEO firm taking over development of the content. I had one scenario years ago where I had finished optimizing a client’s content only to receive an angry phone call out of nowhere from the old designer demanding an explanation. A client who has developed their web site from several different sources may have designers and web hosts lurking around still with FTP access. The “too many cooks in the kitchen” scenario can turn nasty if someone gets overly-defensive about the site being changed.

Search engine optimization isn’t always smooth sailing, but being aware of the more common stumbling blocks before hand can definitely ease the frustration. Hopefully these help you in your future efforts.

You know how I know a website is great? When it links to Agloco. Not only is the description of it flawed, i.e. it says ‘get paid to surf online!’ because we all know Agloco paid nobody, but the website doesn’t even exist still.

If you run a website, you must always keep in mind that people can still come to your site to view old posts. Try doing a spring cleaning of your older posts to remove dead links or links to places that are of no use to your readers nowadays.

There are several practical reasons to do this. First of all, on an intangible note, you will be annoying your readers. When you give a link, the only thing that should matter is whether it’s useful to your readers. Too many times do bloggers give links to pages that benefit themselves over their readers.

Secondly, you reduce the number of links that leave your blog. This can help boost your PageRank in the next update. Why bother giving a link to Google Adsense? They really dont need the PageRank as much as you do.

Thirdly, if they’re affiliate links or partnerships that are no longer of use to you, you increase the chance of losing a customer. If you don’t have an affiliate program in your money making plans then you’re best to stop giving them traffic and PageRank. If you really feel you need to keep a link up for relevancy, then at least add the nofollow attribute (look it up) to it.

Do you even look at your old articles? Have you ever thought of spring cleaning your website in these ways, or is this a calling?

In the credit world, there are two different types of accounts; namely, individual and joint. Individual accounts are accounts in which one party is solely responsible, regardless of marital status. It also appears on the credit report of the responsible individual. If you live in a community property state, such as Arizona, California, Idaho, Louisiana, Nevada, New Mexico, Texas, Washington, or Wisconsin, both partners may be responsible for the debt, and the debt may appear on both partners’ credit reports.

Individual accounts can be advantageous because your spouse’s debt need not be considered on loan applications, such as a mortgage. This is especially advantageous when one spouse makes enough money to qualify for a loan. The other spouse’s obligations normally will not count against your debt ratio. However, the converse can be disadvantageous if you’re the spouse without the money. You will need your spouse’s income to be considered for an application. Along with the income will be your spouse’s own obligations, and if he or she has delinquent accounts, it will also be considered.

Joint accounts are accounts where more than one party is responsible for its repayment. Joint accounts don’t necessarily have to be between spouses. It can be between other family members, business associates, or any two parties who co-sign a credit application. Regardless, joint accounts can be advantageous in that both spouses’ incomes will jointly be considered for a loan application.

How are these accounts affected when you go through a divorce?

When you have a joint debt, divorce does not wipe it out. The first thing to keep in mind is that joint debts stay joint debts. When you took out a joint account with your ex-spouse, both of you signed a legally binding contract with your creditors. The divorce decree does not nullify that contract, nor amends it. For a contract to be amended, it requires a signed agreement among all parties involved, including both spouses and the creditor. Unfortunately, creditors do not take part in divorce courts, so the original contract stays in effect.

Normally, a divorce decree will spell out which spouse gets which debt. In a joint account situation, however, the debt will show up on both credit reports, just like you were married. Regardless of how your obligations are divided, the payment history remains on both reports. Therefore, if your ex-spouse is delinquent on his or her account, it will show as delinquent on your account, and will hurt your credit.

Divorce can take a tremendous financial toll on both parties. Sometimes, the financial hit is so devastating that one of the parties files for bankruptcy. When this happens, the spouse that didn’t file for bankruptcy is unaware of the filing. It can be months, even years, before they’ve caught wind of the situation, often too late for any sort of corrective action to take place. The non-filing spouse can be sued by the creditor legally for repayment of the debt. The non-filing spouse will also have a bankruptcy on his or her record. Unfairly so, but legally correct.

Individual accounts, on the other hand, will not usually factor in to a divorce, as the originating spouse is still responsible for the debt.

If you are considering divorce, you should also consider the ramifications of your credit and accounts. Pay attention to what your financial situation might be after the divorce is finalized.

You may wish to consider closing a joint account and re-opening credit in your own name. If your accounts are not joint accounts, but your spouse is listed as an authorized user, remove him or her from the account. The opposite also applies — if you are an authorized user on your spouse’s account, have yourself removed as such. If you have a mortgage, you might wish to refinance into one person’s name. Joint mortgages can be especially hurtful to your credit if you’re not the one paying it.

If you’re headed for divorce, make sure your own credit report is in order. Keep an eye on your scores, as it may drop after the divorce is final. By doing so, you minimize any potential damage to your future finances and can bounce back quickly once your life gets back to normal.

Turquoise is a sacred stone “that has been used for centuries to adorn ritual objects and is still considered a cherished possession by Native Americans and Mexican Indians,” says Carol Karasik, author of The Turquoise Trail. An anthropologist as well as a jeweler, Karasik has published several books on native art, crafts and culture.

“Production of turquoise jewelry is a vibrant cottage industry in the Southwest,” she said, “where members of the Navajo, Hopi, Zuni, Pueblo and other nations…create [jewelry] which hark back to prehistoric myths and traditional clam symbols.”

For thousands of years, turquoise has been treasured both for its natural beauty as well as its presumed power to heal. Not only was turquoise used by North American Native Indians for jewelry and carvings, its history even dates back as early as to Ancient Egypt, as exquisite turquoise adornments have been uncovered in tombs

The color of turquoise can span a pallet ranging from a greenish yellow to dramatic blue, and this semi-precious stone is mined across the globe. In addition to its attractive appearance and the relative ease with which it can be drilled for stringing on beads or be carved into the shapes of fetish animals, turquoise has a more mystic property. According to the myths and legends of several cultures, the stone is believed to have the power to heal. In addition, it is reputed to assist in creativity, aid in making speeches and reduce stress. Furthermore, turquoise is said to have the ability to detoxify the body, give its wearer a deeper sense of self-knowledge, strengthen relationships, enhance friendships, and increase honesty and wisdom.

Besides North America and Egypt, turquoise mines can be found in China, Iran and Turkey. The actual hue of the stone is determined by different minerals present in the surrounding earth. The presence of iron creates a more greenish turquoise, while copper in the area generates a stone that is more blue in appearance. If there is zinc in the adjacent soil, the gem will be greenish yellow. Finally, there is a rare variety found in an area of Nevada where no minerals are present that is known as White Buffalo turquoise.

Care should be taken by one who wishes to clean turquoise jewelry, especially if it is a valuable antique piece. Dousing stones in chemical solvents can cause serious damage to the porous structure. These gemstones must never be cleaned using ultrasonic or steam cleaners. Instead, mix some warm water and soap, and use a cotton-tipped swab dipped in the solution to gently remove soil, after which the turquoise should be wiped with clear water to wash off any residual soap.

Whether it is an antique heirloom or a modern creation modeled on traditional styles, a piece of turquoise and silver jewelry, handmade by a Native American Indian craftsperson can be treasured both for its beauty as well as the ancient heritage it represents.

On March 28, 2006 it will be the 27th anniversary of the nuclear accident at Three Mile Island near Harrisburg, Pennsylvania. I had just moved my family to South Jersey from York, Pennsylvania.

When I heard about the accident I got very nervous. On the Sunday after the accident I got in my car and drove to York. I picked up my daughter who I had left there to complete her last couple of months of High School. I picked her up and never took her back.

There was quite a bit of news about the accident at Three Mile Island in South Jersey, at least enough to cause me concern. In York, there was no news. The people didn’t know what was going on; certainly nothing serious.

I realized the news was in blackout in York. I packed up my daughter and headed for South Jersey, hoping that not too much of the fallout would drift our way. An evacuation of the area in Pennsylvania was eventually initiated.

Three Mile Island was a major disaster downplayed by the White House. Admiral Rickover presented a full report and was later sorry that he was not able to persuade President Carter to make a full disclosure of the event. I remember what the public was told. We were told that only a small amount of radiation had leaked out of the facility and that the public was not in danger.

What happened was that a reactor went into melt down and 10 years later it was still too dangerous to approach. Some folks that lived in the area got large awards for possible damage. These awards were given in secret. One woman was given an award for having a Down syndrome baby—possibly not caused by radiation—but she was paid anyway.

After the incident, the company who owned Three Mile Island requested that they be allowed to release a million gallons of contaminated water as steam. As one might expect, there was resentment that they would even suggest it.

There are many documents on the Internet about Three Mile Island. Just type Three Mile Island into your favorite search box.

There is a chronology of worldwide nuclear accidents at http://archive.greenpeace.org/comms/nukes/chernob/rep02.html.

In April of 1986 I was flying from Germany to England. I knew that a cloud of nuclear contaminants was coming from Chernobyl-4.

It was not a comfortable feeling. I wondered how much radiation I had been exposed to from the days of nuclear testing in Nevada to that date.

President Bush now wants to increase the number of nuclear reactors operating in the United States. After you’ve studied the tabulations at http://archive.greenpeace.org/comms/nukes/chernob/rep02.html you may not think it is such a great idea.

Just over thirty years ago I toured the nuclear reactors here in Idaho. There was a major nuclear accident at Arco just a few years before my visit. From http://en.wikipedia.org/wiki/Idaho_National_Laboratory we read “On January 3, 1961, the first fatal nuclear accident in the United States occurred at the NRTS. An experimental reactor called SL-1 (Stationary Low-Power Plant Number 1) was destroyed when a control rod was removed incorrectly leading to core meltdown and explosion. All three men working in the reactor were killed. Due to the extensive radioactive isotope contamination, all three had to be buried in lead coffins. The events are the subject of a book published in 2003, “Idaho Falls: The untold story of America’s first nuclear accident.”

The accident was vivid in the minds of the engineers and physicist we talked to at Arco. Doctors and nurses had little time to work on contaminated workers. They showered together to reduce nuclear exposure. There was no blackout on the Arco accident. I knew the details before I got to Arco.

Every precaution is taken to prevent disaster in nuclear operations. The problems come when automatic safety systems don’t work, when operators make mistakes or fail to make needed correction either because of error or lack of knowledge, or the corrective action is impossible.

When nuclear reactors are working safely, there is still the problem of nuclear waste. I worked on this over thirty years ago. Technology has improved since my day but there is tremendous cost in the stabilizing or isolating nuclear waste. Does your state want nuclear waste facilities? I didn’t think so. Some states object to nuclear waste being transported across their state lines.

Here is my take on nuclear operations: The past has shown that we have not been able to operate safely.

Auto insurance can make a big hole in your pocket. Insurance premiums vary hugely between companies, agencies or agents, brokers, and of course the make of the car you own and your credit rating. To pay lower insurance you must:

1. Always maintain a good driving record.

2. Never accept the first estimate you receive. Be wise and check comparisons of different insurance providers at your state insurance department website or phone them. Their addresses and contact numbers can be accessed from http://www.consumeraction.gov/insurance.shtml the consumer action website. Be sure to get competitive quotes from different insurance providers. Contact providers that are strongly recommended by people you know well. Keep your peace of mind by checking the financial stability of the companies with rating companies like A.M. Best (http://www.ambest.com/) as well as in forums and blogs.

3. Complete a market survey well before you select a car make and make a comparative table of insurance and other hidden costs. Find out which features increase insurance premiums and which ones reduce premiums. For example if parts of a certain make are hard to find or expensive such cars will have huge insurance premiums, similarly installation of anti-theft devices or an extra brake system lowers insurance premiums. Many questions are answered by the Insurance Institute for Highway Safety at http://www.iihs.org/.

4. Choose to have higher deductibles this will reduce the burden by at least 15-25%. But look at your finances first and determine whether you can set aside US$ 200-US$1000 periodically to create an emergency vehicle fund.

5. Consider availing the insurance from the same company that has you covered for home, accident, or life. Many companies offer concessions to clients who have more than one kind of policy. Known as a multi-policy discount this could benefit you.

6. Most policies are based on your personal credit record. Having an unshakeable credit history can lower costs. Pay bills on time, don’t avail too many loans, and be sure that credit balances are as low as possible.

7. Avoid duplicating medical coverage. Find out whether eliminating medical cover in auto insurance will reduce your premiums or the personal injury protection costs. In some places the reduction is as much as 40%. So, if you have adequate health insurance you could weigh the pros and cons of eliminating this in auto insurance.

8. Find out if insurance premiums are dependant on where you stay. Sometimes staying in a rural community or suburbs as against the city center could save you a bundle.

9. Take advantages of discounts like low risk career, low mileage, taking public transport to work, car pooling, no violations or accidents, taking defensive driving courses, following safety rules and regulations, or having a child who studies far away.

10. Use the reductions offered for insuring more than one car belonging to the family. Many companies have special offers for corporate organizations, club members, professional groups, alumni groups, or clubs.

Make time to make a big saving. Check through all the parameters and mark areas where a saving can be made. The market is competitive and you can be the beneficiary.

Four Months ago Colliers International did a nationwide survey of 49 metropolitan areas on monthly parking rates. Earlier this month they did yet another survey; and what did they find? The average cost, monthly, to park in a Midtown Manhattan garage isn’t $491.80 anymore - it jumped to a whopping $574 , in only 4 months! This represents an increase of over 14% and Downtown Manhattan experienced a similar increase of 11% for average monthly garage parking, from $444.40 to $500. With gas prices only getting worse everyday, New Yorkers are losing massive amounts of money to their cars, and fast.

How can New Yorkers save?

While one possible answer is to move to an area like West Palm Beach which charges only $8 for 24 hours of parking, not a whole lot of New Yorkers can actually take that option. So what should New Yorkers and those who frequent Manhattan do? The answer is information - knowing not only where you can park on the street for free, but when you can do it. Of course, there are times when parking on the street just doesn’t work. In these cases, information is still the answer. Know as much about the parking garages as possible in the area(s) that you will frequent - what are there rates? Hours of operation? Do they have special promotions and discounts? Very often, one can cut the price for parking in a garage in half, simply by parking a block or two away. As the saying goes, “Knowledge is power”.

Hiring a car while going around another city or country requires a thorough knowledge of all the basic guidelines. There are several companies that provide cars for hire in every place. There are also some global car hire companies. It is very important to understand the policies of the country or the state as well as the policies of the rental company before taking a car for rent.

There are several policies and regulations relating to car hire. The renter as well as the rent agency has their own responsibilities. These are: policies in relation to coverage, driver policies, location policies, rental policies, reservation policies and vehicle policies may differ from country to country or even from state to state. Each of these policies have extensive sub-policies such as automobile liability and property damage protection, group insurance, loss damage waiver, personal accident insurance, theft protection, personal effects protection and public liability under the coverage policies. The driver’s policies could include DMV check, non-licensed renters, additional drivers, traffic violations and parking tickets, towing and other related issues. Vehicle policies could cover certain aspects like accidents and injuries, off road driving, seat belts, border crossing, information about the vehicle and others.

The major aspects to be considered for car hiring are: the rental period, conditions for using the vehicle, the daily rates, inclusive rates, prepay, convention rates, extra days, maximum/minimum rental period, gas policy, refunds, rental agreements, rental extensions, policies about returning the vehicle, etc. Some rental agencies provide premium services such as: emergency roadside assistance/accident report, parking at rental locations, shuttle bus services, special equipment in the cars like cellular phones, child safety seat/infant seat, roof racks, ski racks, snow tires, tire chains and so on.

Other aspects to be considered while hiring cars are the various fees, charges and rates applicable. Fees could include additional driver’s fees, advance booking requirements, airport concession recovery fees, drop off charges, congestion charge, late charges/overtime, premium location fee, service fee, sales tax and other mandatory fees, value added tax, vehicle license fee, surcharges, weekend rates, weekly rates, time and mileage charges and so on. Sometimes, you may also avail certain discount rates, depending on the provider and other factors. Some rental companies offer monthly rates and even free mileage allowances if the car is hired for a certain period of time, such as from 28 days to 59 days.

Most car hire programs are classified basically as: individual travel and business travel. Car hire companies have varied offers for different kinds of customers. These include: corporate programs, federal Government and military programs, business benefit programs, government contractor programs, state and local government programs, group and events programs, meeting and conventions programs, association programs etc. They also maintain different kinds of fleets for different purposes. These include economy, mini, luxury, premium, standard, intermediate, minivans/MPVs, SUVs, compact and other vehicle categories.

There are many car rental agencies in every city and town. Information can be obtained from yellow pages or from local advertisements. The internet is also a very good source for locating a good car hire agency and even applying for the hire online.

Car Hire provides detailed information on Car Hire, Car Hire UK, Lease Car Hire Cape Town, Budget Car Hire and more. Car Hire is affiliated with Cheap Car Rental Companies.

Iran is taking advantage of the Iraq situation. The U.S., the largest and most powerful nation in the world, has become bogged down in a war similar to Vietnam. High casualties and we can’t stop the insurgents. As stated on CNN -”they come out of nowhere, set bombs and traps, and then disappear. It’s a real mess.” The situation in Iraq has U.S. ratings on everything from George Bush to the economy at an all time low. Iran is seeing this as the best opportunity to push the limits. The U.S. is already burdened by Iraq and the New Orleans and Hurricane Katrina disaster.

In tonight’s speech the President stated that we cannot give up on what we have already accomplished in Iraq. He is right. But with all our CIA, NSA, and reports from credible sources that Saddam had weapons of mass destruction hidden in caves in Syria - why don’t we go and see? Why did we let the U.N. investigators go on wild goose chases when the weapons were buried and hidden elsewhere? If Syria is really hiding these chemical and biological weapons are they really our friend? Iran knows where they are and has their own supply to boot. Notice how they waited until the U.S. public opinion on the war in Iraq started to dwindle before starting their uranium enrichment program.

According to the bible and the new bible code revelations this is all spelled out. The actual, tested, codes reveal a chemical supply (anthrax) in the hills of Syria, hidden in caves guarded by Saddam’s terrorist buddies. The bible codes along with the bible and backed by some of the most learned and respected rabbi’s in the world spell out that Iran will result in 3 words - World War 3! Yes, it will result in ever increasing gas prices, but it will also result in financial collapse. Many people are saying that, finally, after all these years the prophecies spoken about in Revelations have already begun. That’s pretty scary.

Regardless, Iran is obviously up to no good and should and will be dealt with severely - unfortunately the U.N. security counsel will not do anything until March. I wonder how many nuclear weapons or even dirty nuclear and biological weapons they could create in this time. What I can’t see is, regardless of religion, why can’t we all just get along and stop killing each other and playing power games?

Iran is a serious threat and will result in higher gas prices and probably cause a recession, whether or not it ends in war. We need to find and fund new energy sources, hybrid technology, etc… As Jimmy Carter said back in the 70’s - we need to lower our dependence on foreign oil or it will hurt us. We’ll this is what has happened. We as a nation are in debt to our eyeballs, we love big vehicles, etc… We need to start preparing for leaner times. A recession would hit us hard, but war with Iran, while still occupying Iraq, and still paying for Hurricane Katrina rebuilding could actually bring upon a depression - experts are now saying it is possible. We are actually in worse shape now than we were in 1929 to face a possible depression. Iran is a serious problem. The experts are in unison on this one - start to conserve.
